The master or main bathroom in a house is not only a great place to increase the value of your home, it’s also a place where you can benefit functionally from an update. Adding new paint, flooring, sinks, tile, tubs, and showers can be extremely functional but also a place of great peace. For example, in a recent remodel, we added a picture window above a new jetted sunken tub that looked out to Mount Rainier. The client was super excited to start taking baths and enjoy the view while relaxing in her jetted bath.

When designing this space think function with the space first and then design and style second. You can achieve both a functional bathroom and a beautiful design. But start with function. For example, do you have space for both a tub and a separate shower? If not, do you want a tub shower combo or would just a large shower be better for your needs? Do you have enough space for a two sink vanity or do you even want one? These are just a couple of the questions you will want to decide before diving into designing the space. When you work with a DesignBuild contractor, they can help you design the space and provide a turnkey solution for completing the bathroom.

When designing your space, consider the textures and colors you like. The current trend is light and bright. But you can use contrast colors to make a statement. You can use paint, tiles, plumbing fixtures, light fixtures, and bathroom hardware to get the desired look and feel of your bathroom.

Just like the Basic Bathroom Remodel article, the amount of money you spend in this area will directly impact your ROI. If you spend $35,000 – $45,000 for a master bathroom or $17,000 – $25,000 for a substantial main bath remodel you should be doing well and get at least a 75% ROI on your investment. Of course, the location and condition of your house will impact value so if the value is a priority, you should connect with a Realtor to get feedback before you start a project to see the impact that remodeling your bathroom with have on your homes appraised value.
